A repipe quote swings harder than almost any other plumbing job, because the number a homeowner hears — "$8,000 to repipe the house" — depends entirely on pipe material, how many walls have to open, and how many fixtures are on the other end of the run. Here's what's actually in the price.
Pricing by home size and material
- PEX repipe, 1–2 bath home (1,000–1,800 sq ft) — $4,000–$8,000. The most common repipe job: failing galvanized or polybutylene supply lines swapped for PEX, run mostly through existing wall and floor cavities.
- PEX repipe, 3+ bath home (2,000–3,500 sq ft) — $8,000–$14,000. More fixtures, more branch runs, and often a second-floor manifold or run back to a central distribution point.
- Copper repipe, 1–2 bath home — $8,000–$15,000. Roughly double PEX for the same footprint — copper costs more per foot in material and takes longer to sweat every joint by hand.
- Copper repipe, 3+ bath home — $15,000–$25,000+. The jump from PEX to copper gets steeper as fixture count rises, since every added joint is added labor, not just added pipe.

What actually drives the price within a category
Wall and ceiling access. This is the single biggest swing factor and the one most likely to be underquoted. A repipe run through an open basement or accessible crawlspace is cheap — pipe gets fished with minimal cutting. A repipe through finished walls and a slab foundation with no crawlspace means cutting drywall at every fixture location, running new lines, and patching behind the plumber. Drywall cut-and-patch alone can add $1,500–$4,000 to a job that looked identical on paper before anyone saw the house.
Manifold vs. trunk-and-branch layout. PEX can be run two ways: a home-run manifold system (one dedicated line from a central manifold to every fixture — more pipe, more consistent pressure, easier future isolation of a single fixture) or a trunk-and-branch layout (closer to how copper is run — less pipe, lower material cost, harder to isolate one fixture later). Manifold systems typically add 15-25% in material and labor over trunk-and-branch for the same house. Confirm which one is being quoted — "PEX repipe" alone doesn't specify.
Number of fixtures and stub-outs. Every sink, tub, shower, toilet, washer box, and hose bib is a stub-out that has to be cut in, connected, and pressure-tested. A house with two full baths and a kitchen has maybe 10-12 stub-outs; a house with three baths, a wet bar, and a laundry room can have 20+. This is usually the actual driver behind "why is the bigger house so much more," more than square footage itself.
Water heater and main line condition. If the water heater connections, main shutoff, or pressure-reducing valve are also old galvanized or otherwise due for replacement, a repipe is the moment to do it — but that's added scope, not included scope, and it should show as its own line rather than getting folded into "repipe, $9,000" with no way to tell what's in it.
Slab vs. crawlspace vs. basement foundation. A slab-foundation home with pipes run overhead through the attic and down through walls is a different (and often more expensive) access problem than a basement home where everything runs beneath the floor joists and is reachable without opening a single wall.
The line items people miss
- Permits and inspection. Repipes are permitted work in nearly every jurisdiction — $150–$500 depending on scope and location, plus a rough-in inspection before walls get closed back up.
- Drywall patch and paint touch-up. The plumber cuts the access holes; patching and repainting is either included, subcontracted, or explicitly excluded — confirm which, because "patch included" and "patch not included" are very different bids for the same pipe work.
- Pressure testing. New lines get pressure-tested before anything is closed up behind drywall. This should be a given, not an upsell, but it's worth confirming it's in the scope rather than assumed.
- Shutoff valves at every fixture. Older homes often don't have individual shutoffs at each sink and toilet. A repipe is the natural point to add them — a few dollars in parts per fixture, but real added labor across a whole house, and worth deciding on up front rather than fixture by fixture as a series of change orders.
- Water heater flex connectors and expansion tank. If code in the jurisdiction requires a thermal expansion tank on a closed system and the house doesn't have one, a repipe project is where an inspector will catch it — budget for it rather than treating it as a surprise.
- Temporary water shutoff during the work. Not a line item with a dollar figure, but worth stating explicitly: expect water off in worked sections for hours at a time across multiple days, not just at initial shutoff.
DIY vs. hire
This isn't a DIY category for anything beyond a single exposed fixture line. A whole-house repipe involves cutting into finished walls, working under pressure-test requirements, and in most jurisdictions requires a licensed plumber and a permit before the work can legally be inspected and closed up.
