Insulation gets sold on R-value alone more than almost any other trade, and that's exactly where a homeowner's expectations and a contractor's price diverge — "R-49 in the attic" is a material spec, not a job. What it costs depends on whether that attic is empty or already half-insulated, whether the crew is blowing loose-fill through a hose or hand-packing batts in a gutted wall, and whether the old insulation has to come out before the new stuff goes in. Here's what's actually in the price.
Pricing by job type
- Attic, blown-in over existing insulation (top-up to current code, ~1,500 sq ft attic) — $1,500–$3,000. The cheapest and most common attic job — no removal, no air sealing beyond spot work, just adding depth.
- Attic, blown-in from bare deck (uninsulated attic, R-0 to R-49/60, ~1,500 sq ft) — $2,200–$5,000. Same hose-and-blower method as above, but covering the full square footage instead of topping off, plus baffles at the eaves to keep soffit vents clear.
- Attic, open-cell spray foam (underside of roof deck, creating a conditioned attic, ~1,500 sq ft of roof deck) — $6,500–$11,000. A different system entirely from loose-fill — it seals and insulates in one step and is priced by the roof deck's square footage, not the attic floor's.
- Wall insulation, dense-pack cellulose (retrofit into existing finished walls through small drilled holes, whole house) — $2,500–$5,500. No demo — small access holes are drilled from outside or inside, patched after, and it's the standard fix for an older home with empty wall cavities.
- Wall insulation, batt (open wall during a remodel, R-13/R-15, per square foot of wall) — $1.00–$2.25/sq ft. Cheap because the wall is already open for other work; rarely priced as its own standalone job.
- Crawlspace encapsulation and insulation (vapor barrier, wall insulation, sealed vents, ~1,000 sq ft crawlspace) — $3,500–$8,500. Priced as one combined job because encapsulating without insulating (or the reverse) doesn't solve the moisture problem that usually triggers the call.
- Basement wall insulation (rigid foam board plus a finished or semi-finished surface, per linear foot of wall) — $2,000–$6,000 for a typical basement perimeter, depending on whether the finish surface is drywall-ready or left exposed.
- Whole-house re-insulation (attic, walls, and crawlspace, 2,000 sq ft home) — $6,000–$12,000, before any utility rebate.
For the single most common call — an attic that's under-insulated but not empty, topped up with blown-in cellulose or fiberglass — that lands around $1,800–$2,800 including baffles and hatch weatherstripping.
What drives the price within a category
Target R-value and climate zone. Building code sets a minimum attic R-value by climate zone — R-38 to R-60 depending on region — and that number, not a homeowner's guess, is what should be driving the depth quoted. A contractor pricing off "however much fits" instead of a target R-value is guessing at both the cost and the performance.
Existing insulation condition. Insulation that's just thin gets topped up in place. Insulation that's wet, moldy, or contaminated with rodent droppings has to come out first — removal and disposal (often requiring a specialized vacuum rig and, in bad cases, a biohazard-rated cleanup) can run $1,500–$4,000 on its own before a single new bag goes in. Confirm which situation is being quoted; they're not the same job at different price points, they're two different jobs.
Access and material method. Blown-in works through a hose from a truck-mounted blower and covers an open attic floor fast. Dense-pack cellulose in a finished wall requires drilling and patching small holes room by room — far slower per square foot even though the material cost is similar. Spray foam requires a licensed applicator with pressurized rigs and full-suit PPE, which is why it prices several times higher per square foot than loose-fill for comparable coverage.
Knob-and-tube wiring or recessed can lights. Older homes with knob-and-tube wiring can't legally be buried under insulation in most jurisdictions — it needs code-compliant clearance boxes built around it or the wiring replaced first, either of which adds cost the insulation bid alone won't cover. Non-IC-rated recessed lights have the same problem: they need airtight covers before insulation can safely bury them.
Ventilation. Attic insulation that blocks soffit vents traps moisture and can cause ice damming and mold — which is why baffles (rigid channels that hold insulation back from the vents) are part of a correct attic job, not an upsell.
The line items people miss
- Air sealing. Top plates, can lights, plumbing and electrical penetrations, and the attic hatch itself leak far more conditioned air than under-depth insulation does — it's the single highest-ROI item in the job and the easiest one to leave off a quote that only prices the insulation material.
- Baffles/vent chutes. Required at every soffit vent in an attic job to keep airflow clear; a handful of dollars in material but real labor to install correctly around every rafter bay.
- Attic access hatch weatherstripping and an insulated cover. An uninsulated pull-down hatch or scuttle hole is a direct hole in the building envelope that a whole-attic R-60 number doesn't account for.
- Old insulation removal and disposal. Contaminated or wet insulation has to be vacuumed out and hauled away — priced separately from install, and easy for a phone quote to skip entirely.
- Vapor barrier in crawlspaces. Ground moisture migrates through insulation without a sealed vapor barrier underneath it — a crawlspace quote that insulates without one is treating the symptom, not the cause.
- Utility rebate paperwork. Many utilities rebate a meaningful chunk of attic insulation cost, but the rebate is the homeowner's to claim after paying full price — quote the gross cost and let the client net out the rebate separately, rather than guessing at a rebate amount in the estimate itself.
DIY vs. hire
Batt insulation in an open, accessible attic is a reasonable DIY project — the material is straightforward to handle with gloves, a respirator, and long sleeves, and there's no equipment to rent. Blown-in loose-fill is DIY-possible with a rented blower machine, but it's messy, harder to gauge for even depth than a pro crew running the same machine daily, and most box stores only lend the blower free with a minimum bag purchase. Spray foam is not a DIY job at any scale — it requires professional mixing equipment and full PPE, and an off-ratio mix from an inexperienced applicator can off-gas, shrink, or fail to cure, all of which cost more to remediate than the original job would have cost to hire out. Air sealing — caulk and canned foam around penetrations — is the DIY-friendliest part of the whole category and the one most worth doing even if the insulation itself gets hired out.
