Garage doors get shopped by "single or double" more than almost any other exterior job, and that's exactly where the number goes sideways — a $900 door and a $2,200 door can be the same size opening with nothing in common except that. Here's what's actually in the price.
Pricing by door, installed
- Steel, single layer, non-insulated (basic raised-panel) — $800–$1,400 installed for a standard 8-9 ft single. The builder-grade default: thin steel skin, no polystyrene or polyurethane backing, no thermal break.
- Steel, insulated, single layer — $1,100–$1,900 installed. Adds a layer of polystyrene between steel skins — better dent resistance and some R-value, still the most common upgrade tier.
- Steel, insulated, double layer (polyurethane core) — $1,400–$2,400 installed. Foamed-in-place polyurethane instead of a polystyrene sheet, higher R-value, stiffer panel that resists oil-canning — the tier most manufacturers now push as their "good" line.
- Fiberglass — $1,500–$3,000 installed. Won't dent or rust, holds up better than steel in coastal salt-air environments, but the fiberglass skin itself is more brittle to impact than steel.
- Wood or wood composite, carriage style — $2,500–$5,500 installed for a single. The look most upscale remodels and historic-district jobs are chasing; real wood needs a repaint or refinish cycle steel never does.
- Aluminum and glass, full-view (modern style) — $2,500–$5,000 installed. Minimal insulation value unless the glass is specified insulated, priced for the look, common on contemporary builds and converted garages used as living space.
For a two-car garage with two single doors, a mid-tier insulated steel job runs $2,500–$4,500 all-in. A single double-wide door (16 ft) in the same tier runs $1,800–$3,200 — cheaper than two singles since it's one opener, one set of springs, and one track run instead of two.
What drives the price within a category
Insulation and construction. This is the biggest swing inside a single material tier. Non-insulated steel is a thin skin over ribs — cheap, loud, and it transmits outdoor temperature straight into the garage. Insulated doors add an R-value that matters directly if the garage is attached and shares a wall with living space, and matters for noise even when it doesn't — a polyurethane double-layer door is noticeably quieter going up and down than a hollow steel one.
Spring system. Torsion springs (mounted on a shaft above the door) last longer and are the standard on doors over 8 ft wide; extension springs (running along the horizontal track) are cheaper but shorter-lived and more common on older or budget single-door installs. A heavier insulated door needs springs sized to its weight — reusing an old spring set rated for a lighter non-insulated door is a callback waiting to happen, not a savings.
Window inserts and panel design. Decorative window rows, faux hardware, and carriage-style panel embossing are priced as options on top of a base panel door — easy to underquote if the homeowner picked a dressed-up design off a showroom sample and the estimate was built off the plain base price.
Width and custom sizing. Standard 8, 9, and 16 ft widths are stock. Anything outside that — a wider RV bay, a non-standard rough opening on an older home — moves the door to special-order pricing and usually extends lead time by weeks, which belongs in the estimate as a timeline note as much as a cost one.
Wind load and impact rating. Coastal and high-wind jurisdictions often require wind-load-rated doors with reinforced struts, sometimes with impact-resistant glazing on any window inserts — a code requirement, not an upsell, and a meaningful add over a standard door in the same material tier.
The line items people miss
- Opener compatibility. A heavier insulated door can exceed an old opener's lift capacity, and safety-sensor or reversing-mechanism standards have tightened enough that a decade-old opener often doesn't meet current code anyway. Reusing the existing opener is fine when it's rated and compliant; when it's not, that's a $300–$700 add that a door-only quote skips.
- Battery backup. A growing number of states and local codes require battery backup on new or replaced openers — so the door still opens manually or via backup power during an outage. Worth confirming against local code rather than assuming the old opener's compliance status carries over.
- Track and header work. A non-standard or out-of-square opening sometimes needs track realignment or header reinforcement once the old door and hardware are off — discovered-condition work, not something a phone quote prices sight-unseen.
- Weatherstripping and bottom seal. Perimeter seal and astragal (the bottom weather seal) are sometimes bundled with the door and sometimes billed separately — confirm which before comparing two quotes that look far apart for the same door.
- Permit. Many jurisdictions require a permit for garage door replacement, particularly where wind-load rating or structural bracing is involved — a modest fee, but a missed one is a stop-work risk if a wind event brings out an inspector later.
- Haul-away. Old doors are heavy, awkward, and most curbside pickup won't take them — disposal is a real line item, not a rounding error, at $50–$150.
DIY vs. hire
Swapping a like-for-like opener unit on an otherwise intact door and track is realistic for a comfortable DIYer — it's mostly two mounting brackets and a safety-sensor alignment. Replacing the door itself is a different matter, and torsion springs are where this job stops being optional to hire out: a torsion spring holds enough stored energy to cause severe injury or death if it's released or wound incorrectly, and there's no beginner-safe way to learn that lesson. Extension-spring doors are marginally more forgiving but still involve a heavy panel assembly on a track under tension. This is licensed-installer territory almost across the board, and it's also where an installer's liability insurance is worth asking about before signing, not after.
