Foundation Repair Cost: Pricing Cracks, Settling, and Bowing Walls

Foundation repair is the trade where the visible symptom and the actual cost have almost no relationship. A homeowner sees a crack and expects a crack-sized bill. But a hairline crack from normal concrete curing costs $500 to seal, while a hairline crack that's actually the first sign of a settling footing can turn into a $20,000 underpinning job — same-looking line on the wall, completely different scope underneath it. Pricing this trade means pricing the diagnosis first and the repair second.

Pricing by repair type

  • Non-structural crack injection (polyurethane, for water infiltration) — $350–$650 per crack. Seals a crack that's stable and not moving, purely to stop water intrusion. Doesn't address a structural cause because there isn't one.
  • Structural crack injection (epoxy) — $400–$850 per crack. Used when the crack itself is the problem — bonds the concrete back into one structural piece rather than just sealing it against water.
  • Carbon fiber strap reinforcement (bowing wall, per strap) — $350–$750/strap. A wall showing early bowing typically needs 3–8 straps spaced across its width, putting a full wall in the $2,000–$5,000 range.
  • Steel I-beam wall bracing — $500–$1,000 per beam installed, used for more advanced bowing than carbon fiber alone can hold. A wall needing beams instead of straps is usually a wall that waited too long.
  • Wall anchor system (exterior soil anchors for bowing or leaning walls) — $800–$1,500 per anchor. A typical basement wall takes 6–10+ anchors, so a full-wall anchor job commonly runs $6,000–$14,000, more if the yard needs significant excavation to set the exterior anchor plates.
  • Push piers or helical piers (underpinning for settlement) — $1,200–$3,000 per pier installed. A settling corner might need 4–6 piers; stabilizing an entire side of a house can take 10–15+. Whole-job pricing on a real settlement problem typically lands $8,000–$30,000, and severe multi-side settlement can exceed that.
  • Slab jacking / mudjacking (sunken slab — garage floor, patio, driveway) — $500–$1,300 per section, or roughly $3–$6/sq ft. Pumps a cement-based slurry under the slab to lift it back to grade.
  • Polyurethane foam slab lifting — $5–$25/sq ft. Costs more than mudjacking but the foam is lighter, cures in minutes instead of days, and doesn't add the extra soil-loading weight that mudjacking's slurry does.
  • Interior French drain + sump pump system — $2,500–$12,000 depending on linear footage of basement perimeter, driven mostly by drainage, not structure, but frequently bundled into a foundation repair scope because water pressure is what caused the movement in the first place.
  • Full foundation replacement or major rebuild — $20,000–$100,000+. Rare, and usually the outcome of structural damage that went unaddressed for years rather than a first response to a new problem.

A typical single-crack repair with no structural component runs $400–$800. A real settlement job with piers, engineering, and restoration is realistically a five-figure project — homeowners pricing off the crack, not the cause, are the ones who get blindsided by the difference.

What drives the price within a category

What's actually causing the movement. Foundation problems come from a small number of root causes — soil settlement, hydrostatic pressure from poor drainage, expansive clay soil that swells and shrinks with moisture, or a tree root system pulling moisture unevenly from beneath the footing — and the fix is completely different for each. Piers stop settlement; they do nothing for a wall bowing from soil pressure. Anchors resist bowing; they don't help a corner that's sinking. A bid that names a repair method without first naming the cause is a bid worth questioning.

Number of piers or anchors, not their unit price. The per-pier number is fairly consistent across companies in a market — what makes one job $9,000 and a similar-looking one $22,000 is almost always pier count, and pier count comes from load calculations and soil conditions, not the size of the visible crack.

Depth to load-bearing soil. Piers get driven or screwed down to "refusal" — solid bearing soil or bedrock — and that depth varies by site, sometimes by which corner of the same house. A neighborhood built on fill dirt can need dramatically deeper piers than one built on original grade a quarter mile away, and that depth is unknown until the pier is actually going in.

Interior vs. exterior access. Exterior wall anchors and waterproofing mean excavating around the foundation — removing landscaping, walkways, or a deck to get equipment to the wall, then restoring it after. Interior pier work means jackhammering the basement slab, running piers, and patching concrete, but doesn't touch the yard. Whichever the job needs, restoration cost lives outside the "repair" line and is easy for a quote to leave out.

Foundation type. A poured concrete wall, a concrete block wall, a slab-on-grade, and a pier-and-beam crawlspace foundation are different repair problems wearing the same name. Block walls bow along mortar joints and often need anchors or beams sooner than poured walls of similar age; slab foundations don't get wall repairs at all, only piering or slab lifting.

The line items people miss

  • Engineering inspection. A structural engineer's assessment runs $300–$800 and is worth paying for independently of whoever does the repair — a repair company's own "free inspection" has an obvious incentive to find a repair. Some repair companies credit the fee toward the job if hired; that's a fair practice, not a red flag, but confirm it in writing.
  • Permits. Structural repair — piering, underpinning, wall replacement — almost always requires a permit and inspection, typically $150–$500 depending on jurisdiction and scope. Skipping the permit is also skipping the inspection that confirms the repair was actually done to code, which matters at resale.
  • Landscaping and hardscape restoration. Exterior excavation for anchors or waterproofing tears out whatever's in the way — mulch beds, a walkway, sometimes a section of patio. Restoring it is real cost and is routinely quoted as "not included" in the base foundation number.
  • Interior finish repair. Interior pier work means cutting the basement slab; drywall, flooring, or a finished basement ceiling in the repair zone needs patching afterward, and that's a separate trade's line item, not the foundation contractor's.
  • Drainage correction. If poor grading or a downspout dumping water at the foundation caused the problem, fixing the structure without fixing the drainage means paying for the same repair again in a few years. Grading and downspout extension work is cheap relative to a second pier job — worth pricing into the same estimate rather than treating as optional.
  • Transferable warranty. Reputable foundation repair companies offer a lifetime warranty that transfers to a future buyer — a real selling point at resale, and worth confirming in writing rather than assuming it's automatic.

DIY vs. hire

A genuinely cosmetic hairline crack — thin, not growing, no accompanying signs like a sticking door or a sloping floor — can reasonably be sealed with a store-bought injection kit for $50–$100 in materials. Anything beyond that is not DIY territory: stair-step cracking in block, horizontal cracking, a bowing wall, doors and windows that have gone out of square, or noticeably sloping floors are all signs of active structural movement, and misdiagnosing or under-repairing a moving foundation doesn't stay the same size problem — it gets bigger and more expensive the longer it moves.
